WHAT ARE THE CLIENT’S HEALTH AND SAFETY OBLIGATIONS?
The Construction (Design and Management) Regulations (CDM 2015) are the regulations for managing the health, safety and welfare of construction projects.
The regulations changed in April 2015 and apply to both domestic and commercial clients. The Chartered Institute of Architectural Technologists is the qualifying body for architectural technology.
These place a duty on the client to make suitable arrangements for managing a project, principally making sure duty holders are appointed (i.e. a Principal Designer and a Principal Contractor).

DO I NEED TO CONSIDER MY NEIGHBOURS AND THE LOCATION OF THE PROPERTY?
To make sure the planning application runs as smooth as possible we would advise you informally (over the fence or a coffee) mention your thoughts and ideas before the planning application being made.
What you do not want is your neighbour’s first indication of your proposals to be when the Local Authority write to them, or the notice appears on the lamp post or is in the local paper.
